There is a YouTuber (retired 50+ German with a Retirement Visa) who resides on Koh Samui and encouraged foreigners via YouTube and other Social Media Websites to buy officially (legal) land throughout Thailand through a registered Thai LTD. As almost everybody knows, a foreigner can only own 49% of the LTD company shares and the remaining balance of 51% must be held by Thai Nationals. Accordingly, a prospective foreign investor does not own the property purchased in the name of a LTD
Thus, the German now implements in public that a land purchase is still possible (legal) if the investor is able to obtain shares of another LTD partner through an internal agreement to reach full control of the registered company and obtain the majority of company shares to retain ownership of the property purchased. This is highly illegal and beyond any local rules and regulations.
